Las Vegas has always been a city of reinvention. For many, it begins as a place to visit. For others, it becomes the place they choose for the next chapter of life.
According to the Las Vegas Review-Journal, Las Vegas was named the top city destination for retirees relocating in 2025, based on a new national moving study. The supporting data is compelling: HireAHelper’s 2026 retirement migration report found that Las Vegas attracted 7,854 retirement-age moves in 2025, more than Tucson, Houston, Phoenix, or any other U.S. city measured in the report. As a native Nevadan, a Summerlin resident, and a Realtor who has served the Las Vegas Valley for decades, I do not find this surprising. The Las Vegas retirement story is no longer just about sunshine. It is about lifestyle, financial strategy, accessibility, housing options, and the ability to live beautifully without giving up convenience.
Why Retirees Are Choosing Las Vegas
Today’s retirees are making thoughtful decisions. They are not simply downsizing; they are rightsizing. They are looking for homes and communities that offer comfort, safety, amenities, connection, and long-term livability.
Las Vegas checks many of those boxes.
Nevada remains one of the most tax-friendly states for many retirees because it does not impose a state income tax on individuals. That can be especially meaningful for those relocating from higher-tax states and planning around retirement income, pensions, Social Security, investments, or the sale of a long-held home. The Nevada Department of Taxation confirms that Nevada does not impose a state income tax on individuals.
Beyond taxes, Las Vegas offers something many retirement destinations cannot match: variety. A retiree can choose a low-maintenance townhome, a lock-and-leave luxury residence, a golf-course community, a guard-gated neighborhood, a 55+ active adult community, or a single-story home near family, trails, restaurants, shopping, and medical services.
A Lifestyle That Goes Well Beyond the Strip
People who do not live here often think of Las Vegas only through the lens of the Strip. Those of us who call Southern Nevada home know better.
Retirees are drawn to the everyday Las Vegas lifestyle: morning walks along the trails in Summerlin, golf in Siena or Sun City, dinner in Downtown Summerlin, Red Rock Canyon minutes away, professional sports, world-class entertainment, beautiful master-planned communities, and neighborhoods designed for connection.
Las Vegas also offers exceptional travel access. Harry Reid International Airport closed 2025 with nearly 55 million passengers and direct connectivity to more than 170 markets, making it easier for retirees to visit family, welcome guests, or enjoy travel without the complications of a smaller regional airport.
Housing Choices Matter
The same retirement migration report found that older adults are favoring practical, comfortable homes rather than extremes. Homes between $200,000 and $399,999 accounted for nearly 40% of retirement-age moves nationally, while homes in the $500,000 to $749,999 range represented another meaningful segment. The report also noted strong preference for two- and three-bedroom homes, two bathrooms, and properties that support convenience and long-term independence.
That aligns closely with what I see in the Las Vegas market.
Many retirees want single-story living, manageable maintenance, outdoor space, access to amenities, and a location that supports how they actually live. For some, that means Summerlin. For others, Henderson, Skye Canyon, Southern Highlands, Lake Las Vegas, or one of our established active-adult communities may be the better fit.
The key is not just finding a home. It is finding the right lifestyle match.
Las Vegas Is Becoming a More Sophisticated Retirement Market
Las Vegas is no longer a “one-size-fits-all” relocation market. Retirees are arriving with different goals. Some want to be near children and grandchildren. Some are leaving California, Colorado, Texas, Arizona, Washington, or the Midwest. Some are looking for lower maintenance. Some want luxury without coastal-state pricing. Others want a vibrant social life, golf, fitness, clubs, dining, healthcare access, and easy travel.
The U.S. Census Bureau estimates that 16% of Las Vegas city residents were age 65 or older as of July 1, 2025, confirming that older adults are already a significant part of the city’s population.
Healthcare access is also part of the decision. Las Vegas continues to expand its medical and specialty care landscape, including Cleveland Clinic Nevada’s Lou Ruvo Center for Brain Health, which serves Las Vegas, Clark County, and the region with neurological specialty care, research, and patient/family support services.
The Real Estate Decision Deserves Experienced Guidance
For retirees considering Las Vegas, the opportunity is exciting — but the decision should be made carefully.
The right community depends on much more than price. It depends on lifestyle, HOA structure, resale potential, accessibility, proximity to family, healthcare, daily conveniences, home condition, tax considerations, and whether the property will continue to serve the homeowner comfortably over time.
