Hey there, Las Vegas locals and future residents! Exciting news is on the horizon—there’s a brand-new master-planned community in the works near Red Rock Canyon. Get ready for over 3,000 new homes spread across 505 acres of former federal land in the northwest Las Vegas Valley. Let’s dive into what makes this upcoming neighborhood a game-changer!
A Desert Dream Becoming Reality
Olympia Companies recently snagged this prime desert real estate for a cool $55 million at a Bureau of Land Management (BLM) auction last November. The land, located just west of Centennial Hills Hospital and near the 215 Beltway, is set to transform into a bustling community by the end of 2026. With construction kicking off soon, the entire project is expected to be completed within eight years. Exciting times ahead!
A Unique Purchase and Ambitious Plans
What’s fascinating is that Olympia Companies was the sole bidder for this land, nominating it for sale through the BLM’s Southern Nevada Public Lands Management Act. Chris Armstrong, Executive Vice President of Olympia Companies, mentioned that the project will not only include homes but also some commercial ventures to complement the existing area. “There is a tremendous burden of infrastructure costs to service the property, including water, power, roadways, and other utilities,” Armstrong said. But don’t worry, growth is paying for growth—the developer is handling these costs.
A Visionary Team with a Proven Track Record
Olympia Companies, led by Garry Goett and Guy Inzalaco, and partnering with Larry Canarelli, is the powerhouse behind this project. They’ve already developed over 8,500 homes in Southern Highlands, including the Southern Highlands Golf and Country Club, and communities like Skye Canyon and Skye Hills. This new project promises to deliver housing similar to these neighborhoods, with a wide range of options from entry-level to executive-level homes.
Nature, Trails, and Parks Galore
One of the coolest features of this new community is the extensive trail network. Imagine miles of trails connecting primary and secondary parks, with a perimeter trail providing a buffer to the neighboring Red Rock National Conservation Area. Perfect for hiking, biking, and just enjoying the great outdoors!
Plus, Olympia is teaming up with Las Vegas and the BLM to design and build a park that will serve as a gateway to recreational opportunities within Red Rock’s conservation area. How awesome is that?
Addressing the Housing Crunch
Las Vegas is currently experiencing a housing crunch, with experts and politicians calling for more land to be released for development. This new community is a step in the right direction, helping to alleviate some of the upward pressure on housing prices in Clark County.
So, whether you’re looking to buy your first home, move up, or find an executive-level retreat, this new development near Red Rock Canyon is worth keeping an eye on. Stay tuned for more updates as this exciting project unfolds!
