People are flocking from California to Vegas — and not just to visit!

In the ever-changing landscape of relocation trends, Las Vegas continues to shine as a top choice for those seeking a change of scenery. According to Redfin, the online real estate brokerage, the Las Vegas Valley is currently the second most popular destination for people relocating from other states, with Los Angeles being the primary city they’re moving away from. Let’s delve into the details of this trend and what makes Las Vegas a magnet for new residents.

Relocation Stats:

Redfin’s data reveals that the Las Vegas Valley secured the second spot nationally for people relocating from other states, right behind Sacramento, which claimed the top position with an addition of approximately 5,000 residents in October. During the same month, the Las Vegas Valley welcomed around 4,000 new residents, outpacing other appealing locations like Orlando, Florida, and Myrtle Beach, South Carolina.

Factors Driving Migration:

Redfin’s algorithm, boasting a 90% accuracy rate that includes renters, points to a notable shift in homeowner relocation patterns. Daryl Fairweather, Redfin’s chief economist, attributes this shift to the influence of high mortgage rates and soaring home prices along the coasts. The trend sees people gravitating towards the Sun Belt, with Las Vegas emerging as a top choice due to its perceived affordability compared to cities like Los Angeles, San Jose, or Seattle.

End of a Boom:

While Las Vegas experienced a population boom in 2021, Redfin’s data suggests that the peak may be coming to an end. In October 2022, the valley added 7,100 residents, a significant portion of them coming from Los Angeles. Notably, major cities like Los Angeles, San Francisco, and New York have witnessed population declines in recent years.

Changing Migration Patterns:

A recent Census Bureau report sheds light on how the pandemic has drastically altered domestic migration patterns, benefitting cities like Las Vegas. Factors such as the rise in remote work, pandemic-related restrictions, and an escalating cost of living have played a role in steering individuals towards fast-growing metro areas in the West, including Las Vegas and Phoenix.

UNLV’s Insights:

The latest population report from the University of Nevada, Las Vegas (UNLV), indicates that on average, Clark County is witnessing a daily addition of around 115 residents this year. Furthermore, municipalities like North Las Vegas and Henderson stand out as some of the fastest-growing in the country, reflecting the sustained appeal of the Las Vegas Valley.
