Hold onto your hats, Las Vegas—big changes could be coming to the North Strip, and they’re going to be tall. Like, really tall. Next week, the Clark County Zoning Commission is set to review a development proposal that could completely transform the landscape of this iconic area.
So, what’s on the table? Picture this: twin towers reaching up to 600 feet, standing proudly just south of Fontainebleau at the intersection of Las Vegas and Elvis Presley boulevards. But that’s not all—this mixed-use development would also feature a thrilling 439-foot amusement ride. If approved, these towers will house a 750-room nongaming hotel and 425 chic multifamily condos. And because this is Vegas, of course, there’s a plan for a massive 3,310-seat domed performance venue as well.
But let’s not forget about the fun stuff. The project would include a four-level retail center, a variety of food and beverage outlets, and cooking facilities, all designed by Southern Nevada’s own development guru, Brett Torino. This ten-acre plot is already in the process of being scooped up by Torino and his BPS Partners LLC for a cool $125 million, and they’ve already received the green light from the five-member Winchester Town Advisory Board.
The North Strip’s Tall Order
If you thought the North Strip couldn’t get any taller, think again. The 3,644-room Fontainebleau Las Vegas currently holds the title of the tallest resort in the city at 735 feet, but that might not last for long. Just north of Fontainebleau, on a 27-acre site that used to be home to Wet ‘n Wild waterpark, another group of developers is planning something even bigger—a hotel that could soar over 1,000 feet into the Vegas sky, along with an NBA-ready arena capable of hosting 18,500 to 20,000 fans.
Nick Tomasino, Chief Construction Officer for LVXP, the group behind this towering vision, couldn’t be more excited. “We’re thrilled to see other developers share our vision of the unrealized potential of the north end of the Las Vegas Strip,” he said. “This surge of investment will not only reinvigorate the area but elevate the entire Las Vegas economy.”
With all these projects on the horizon, the North Strip could soon be home to some of the tallest structures not just in Vegas, but in the entire Western United States. The iconic 1,149-foot Strat Tower, currently the tallest structure west of the Mississippi River, might have some serious competition on its hands.
FAA and Parking—The Less Glamorous, But Still Important Stuff
Of course, when you’re talking about building towers that scrape the sky, there are some logistical hurdles to clear—like making sure planes don’t accidentally bump into them. Fortunately, the developers of this yet-to-be-named Torino project have already gotten the thumbs-up from the Federal Aviation Administration (FAA) for the 600-foot height. That’s pretty impressive in an area where the usual height limit is a mere 75 feet.
But there’s more than just height to consider. Torino is also asking for a bit of a break on parking. The plan calls for a 52% reduction in the number of required parking spaces, based on research from the Las Vegas Convention and Visitors Authority (LVCVA) that shows fewer visitors are driving their own cars. Instead, people are opting for taxis, buses, shuttles, and ride-hailing services. Torino also plans to scale back on spaces for electric vehicles and loading zones, as well as some landscaping, based on safety recommendations from the Las Vegas Metropolitan Police.
What Else is on the Agenda?
The commission isn’t just stopping with Torino’s project. They’ll also be reviewing a use permit for a massive entertainment area owned by Circus Circus Las Vegas. This 77.4-acre site at Sahara Avenue and Las Vegas Boulevard is set to host concerts, festivals, and special events for up to 85,000 people. The project has been a bit controversial due to its proximity to residential areas and a lack of parking, but the commission will take another look to ensure everything is still on track.
A New Era for the North Strip?
With all these ambitious projects in the works, the North Strip could soon be the hottest spot in Las Vegas, attracting visitors with its towering hotels, exciting entertainment venues, and possibly even a new home for an NBA team.
