The luxury home market in Las Vegas is hot – like the weather will be in a couple of months. This is a historic time for our local luxury market. In 2021, there were more homes – 46 sold that were over $5 million – than in other years in the history of Las Vegas.
Our Southwest region of Nevada is still very much in a luxury boom. An example of this among so many, homes in Ascaya is regularly selling near or above the $1,000 per square foot threshold.
What is driving this? And where does this lead? The Las Vegas area had a huge influx of California buyers moving to Nevada for tax purposes. Many of these homebuyers have been eyeing Nevada for years.
With the appetite for luxury in Southern Nevada, how can sellers make the most of it? In a market where there are lots of educated buyers, how can the seller position their home to get top dollar and limit contingencies so that they can take the best offer?
■ Get an appraisal ahead of time.
